@Carolina E. So sorry I am replying very late! I did take the test actually 3 times thus far I failed national by 2 and state by 5 points. I have put down the books as I have many projects going on, it’s super tough but I would say learn and know the vocab and take your time in reading. The questions are very tricky, I’m hoping you past if you have already taken it!! Best wishes, I am on the road to restudying and retaking!

Hello all, I am located in Indianapolis.

We recently bought another duplex through bank financing however in our short time being here in Indianapolis we’ve noticed there are several duplex’s in the area that are not being rented. We did some research and found the owner. Of course wanting to take over his properties but not exactly having immediate bank funding we want to try seller financing. How have you all went about this and what are your opinions and advice going forward!? Thanks so much in advance!

Looking for someone on the Indianapolis area (south) that knows a reliable team/contractor to do drywall? Big project that we could honestly do ourselves but seeing as we just finished a different project we’d like to hire this one out...thanks in advance!

hi, I am new to the REI world, myself and a colleague are looking to start investing with buy and holds...He is in the military and lives in California, I currently reside in Illinois. We want to open an LLC to protect our assets when the time comes. I've been reading the threads and am hopeful that someone on here can give some advice on how to go about this process. Attorney or not? Insurance?
