Hey all!

Lenghty post but wanted to see if someone has ever been in these shoes. So my partner gave 60 day notice to section 8 tenant to vacate by jan 1. the older lady said that she needed time and we granted her 2 weeks additional time to leave jan 20. Now in the midst of all this my partner switched PM companies...and honestly my partner was ok with taking a hit and not getting paid from section 8 in order to get this lady out. What appears happened is, section 8 paid out...what im now wondering is, is it possible to send the funds back to section 8 to be returned so that she can vacate, as we did not accept her portion of the rent in agreement that she could leave early. big scenario i know.

Hey there! I’m an agent here in the Indianapolis area looking to connect with investors who need some help! Often investors unfortunately get “lost in the sauce” as we are naturally trying to find a deal which in turn means lower priced homes...which in turn means realtors spend their time elsewhere! I know how frustrating that can be yet I’d love to help any serious investors needing to look around in the market! Let’s connect!!

Hello all, was just wondering what’s your take on potential tenants having hospital bills on credit which in turn is bringing credit score down?

Do you bypass that and look at everything else and make an exception or do you stick to your guns and only accept minimum scores? (600 and up)

@James Wise thank you for this information! I will be sure to use this going forward. I’m trying to do as much research as possible regarding this because we want to come to the owner with full understanding and knowledge.

@Nick Giulioni yes agreed! We actually had the opportunity to speak with the owner a while back and he stated that the he did own the properties and had for a while. He’s just getting older and wants to get rid of them soon.

Hello all!

I am a "retired" branch manager for a local credit union near Chicago. Recently I've given up my 9-5 to become a stay at home mom to my 9month old son! Although I love staying with him all day long I am yearning for something more. Months back I've tried 3 times with no avail to pass the exam to get my real estate license however I have not yet passed. I did set down the book for a while because right now we are in the middle of a rehab project on a duplex. I have been in the REI world since 2016-1 single family, 2 duplexes...me quitting my 9-5, I'd like to get my foot in the door with a career revolved/related to real estate, as I have not yet passed the exam I want to still pursue some type of career in this field until I succeed at the exam. My question for you all is..how can I get my foot in the door, are there careers/jobs that allow me to be in the real estate world without a license. I am super excited and eager to begin this new journey, thank you for reading and your feedback!
