I looked in Memphis and ultimately decided to go into the Kansas City market.  I feel the markets are very similar.  The taxes seemed lower in KC and I felt there was a lot of appreciation to come.  Two years later that seems to be true plus I have a couple great tenants in place. My houses are 1950's or newer in a B/C grade neighborhood. The neighborhoods were not scary. They felt upcoming. I feel the more tenant occupied areas are better for an investor who intends to hold for awhile.

Personally, I didn't have the time or experience to BRRR. When making investments out of state, I chose the turnkey route. It took a lot less time and effort from me and I didn't have to take any chances finding my own contractors, etc.

I am local to CA but chose to invest in single family rentals in Kansas City. I leveraged  my investments with financing and put my cash flow to the side. I am still working full time but I intend to buy 1-3 properties per year. The market in KC seems to be stable. My houses have appreciated in the short 2 years and the tenants have stayed in place.

If you're thinking exit strategies with turnkey... you want to be sure you're buying in A to B grade neighborhoods.  If you buy a C grade property, it may be harder to "exit" considering you will have limited buyers... aka investors only.  A and B grade neighborhoods you may be able to sell to a homeowner if the property is vacant.

@Kurtis Schreck  I have one in 64131 and one in 64134.  Both purchased under 100k. Both areas seem to have appreciated but most importantly I have held tenants in place.
