I believe I closed with Advantage title on my investment properties. It was clear cut. I had a mobile notary meet me out in California

I personally think Kansas City and other midwest markets are most suitable for out of state investors...especially myself from California.  There is no way I could find an investment at 100k renting for 1% in CA.  If you choose a midwest market with low unemployment and other driving factors...I don't see how you can lose.

I purchased two turnkey properties in Kansas City 2 years ago. I am happy with my purchases and plan to buy another this year.

I am also out of state and am looking into purchasing my third property in Kansas City right now. I think what I appreciate most about the provider I work with is the affordable housing range that the rentals fall in between. $800-$1100 rents on a 3 bedroom house typically means 1-2 people coming up with the monthly rent payment, which seems very manageable.

I would not be interested in managing remotely.... at the bare minimum find a property manager to manage your properties.  I invest alongside a turnkey company and they have in house property management. I would rather be hands off than dealing with tenants my self

I let the turnkey handle everything. I am not a project manager and I prefer to be hands off with investments. Especially if you are out of state, I don't see that going over well. My turnkey property was rehabbed, had a tenant in place and property management.

I would suggest working with local market experts and inquiring with others who have invested in the areas themselves.

I would not buy if it does not appraise. My turnkeys I purchased in KC appraised OVER what I was buying them at. I would feel uncomfortable if they appraised under..

When you live in a market like NY or CA... it's probably best to go out of state..
