There are a lot of realtors that are licensed but not actively selling - stay at home moms etc. They may be more interested in helping you than active sellers. Network with school or other church/organization friends and family to find them. Realtors are also allowed to have an "assistant" (you) who is permitted to access the MLS without a problem.

Are there any known strategies to work with a park owner or manager that only allows Owner Occupied? I would like to purchase a mobile home that is in a nice park but they will not allow renters. Is there a way to partner with my new buyer/renter/occupant so they become the "owner" - but I'm still maintain control and monthly income? Maybe I "become the bank" and loan the $ to purchase the MH?
Any ideas?

Tyler McLeod I am also in Birmingham and I also highly recommend the local Real Estate Investors Association. They meet monthly and are meeting this coming Monday night 2/25/2013. Check it out! www.aiaclub.com There's plenty of networking, and they bring in great speakers consistently. Look me up if you're there!

I'm also in Birmingham and definitely recommend REIA (AIA) for local networking mostly. They will bring in RE speakers throughout the year. Check them out at www.aiaclub.com
