Has the HOA already passed this?

Have you already leased the house?

Why are you leasing it? Are you wanting to keep it as a rental, or were you wanting to sell it but couldn’t?

- You can use the mailing address from the property tax / County Assessor's site to mail them a letter. If the mailing address is the same address as the house and it is vacant, send a postcard to the house and put "Return Service Requested" on the mail to ask for the new forwarding address.

- "Skip Trace" the address to get the owner's public information (from several unknown data sources) There are several companies / applications that do skip tracing. Search BiggerPockets for more info on that.

- Knock on all of the neighbors' doors and ask if they know anything about the house or the owner or how to contact them.

@Josh Anderson I went to the weekend Rich Dad seminar a few years ago and came out feeling the same way as you - ready to get going in real estate. They wanted 20k+ for it. There are better free learning opportunities on here than Rich Dad and also better places to spend your money - actually investing in real estate, than in an out-of-state education that is not specific to your market. I appreciate Rich Dad for getting me motivated to invest in real estate, but I spent some $ on lower cost classes with Rich Dad and regret it. I've educated myself on many real estate strategies through other avenues. Before biggerpockets came along I also sat through many guru's pitches and walked away mad because they had the information I wanted, but wanted me to pay money I didn't have. Thanks J Benoit for putting together another excellent meetup! Always informative, great for networking and guru-sales-pitch free.

I listened to the BP Podcast show 70 and was excited about strategies they mentioned.

I’m in Birmingham, AL and know the local real estate network pretty well. I’m having a hard time finding investors I can work with that know how to do the combination of these strategies. They can do subject-to but they do not combine it with wrapping the mortgage and selling it owner-financed.

I can definitely find motivated sellers where subject-to is the best option. However I need help creating a wrapped mortgage, and selling owner-financed (I can find buyers too). In Alabama we typically have a closing attorney. Would they create the paperwork for the new (wrapped) mortgage, close with the new buyers, and file paperwork with the city/state? How would the title search and title insurance look, and what else is involved?
Are there any Birmingham Alabama investors on biggerpockets that would know??
I have thrown away several deals that this would work perfect on.
