We currently have a SFR portfolio of 12 houses. I am looking into a multi-family deal in middle TN. Right now the complex is 24 doors and seems to be suffering from mismanagement and neglect as the owners are out of state. There is room for expansion and significant cost cutting based on the expenses the broker sent me. I am looking for ideas for financing. Most of my capital I have tied up buying and remodeling our SFRs. What options are out there for low or no money down deals? Syndication, syndicating, Fannie Mae, Freddie Mac? Asking price is $725,000. I think they would take less since its been on the market awhile, but I'd like to have money to do improvements and cost saving measures. Any recommended reading for Multi-family or syndicating? Thanks!

Hey Ryan,

I recommend reading some of the Bigger Pockets books.  Once you have a deal the book on managing rental properties is a valuable resource.  I'm not far away from you.  We are in Waverly in Humphreys County.  If I can help answer any questions about finding your 1st deal let me know.  My wife and I both have our real estate agents license and we manage properties for ourselves and others.  Let us know if we can help you find/manage a property.

You're in a good area for rentals. I started buying SFR rentals in 2016. Just closed on my 12th one. What city/county are you looking at? I went ahead and got my real estate license so if you'd like for me to send you stuff off the MLS just reach out.

Thank you for your service Kyle! My wife and I both served in the Navy also. We are real estate agents and investors in Waverly, TN. We lived in Clarksville for a few years when I got my job at TVA. With its proximity to Nashville, Austin Peay and growing business environment, it is definitely a good place to invest. If you need any help when you get out, just let us know. BTW, we are doing buy and hold rentals in Humphreys County using the BRRRR strategy.

Yes, that is correct. Buy with HELOC, rehab, then refinance to clear HELOC. Repeat. Sometimes we buy 2 at a time.

Yes, we have 10 rentals in the Humphreys county area. We bought those last year. We're using a HELOC to BRRRR our houses. We work with First Bank and they have been very accommodating.

My wife and I are investors in Humphreys County, TN.  She is also a Realtor/Property Manager.  I lived in the Franklin area as a kid and we visit the Cool Springs area regularly if you have any questions.  I might look for property outlying Nashville along I-40.  Dickson is really booming along with some other areas along I-40.

A lot of good comments and feedback here.  I hope you get some offers soon.  Have you tried advertising it in the Facebook Buy, Sell, or Trade groups.  We've rented all of our houses in less than 24 hours there, but they are much lower priced and a different market.

I really like your virtual tour, what equipment and software did you use?  I'd like to use it on my rentals if its not to prohibitively expensive.

Our county has delinquent taxes that go back to 2008, so I guess each one is different.

We're in Waverly, west of you. What are the rent rates in your area? I think most of my houses I need to be under $70,000 purchase and rehab. I've found my best rentals seem to be around $650 a month. There is a need for housing here but the water and sewer infrastructure doesn't extend out into the county very far. We own 8 properties and closing on #9 on Friday. We started November of 2016. We would also like to add some short term rentals as there seems to be a need for them also. My CPA advised just getting an umbrella policy when I first started to cover my rentals. We just now set up an LLC and are looking into how to make the transition.
