REI newbie!! Middle Tennessee!

Hey guys! I have been coming to BP for about a year now for random real estate research and decided it's time to join the community and dive into my real estate career! At this point in my journey I have only done research and studying on the topic. I still am learning of course and would love any and all tips and or suggestions for new investors. If anyone has some good book recommendations I would appreciate it greatly also! My goal is to buy and hold as well as flip houses to begin with. I am in the middle Tennessee area and have already made a few contacts with some local realtors. I know I can't rush into it before I'm ready, but I feel as though I'm so close to the point where I can purchase my first investment. I figured this is the best place to find that extra push I need to make it happen! Thank you all for the wonderfully useful information!
