Give the $60 back, explain on the 1st its late. (depending on your lease) drop the 5 day day and late fee. Make sure tenant knows the consequences

Rent would have to be quite high on a 80k deal for me. Thats over double what most of my rental units cost. If your ARV is correct, even paying an agent to sell you will net 25k on your first deal. Wish my first one was that profitable. Imo if you can turn north of 15k net on first deal, turn and burn. Re invest that money as the more deals you do, the better you will be educated and the margins get even better then !

I have not hired a virtual mailbox company yet. Still in the research phase, lots of mixed reviews on the interweb.

WI is alot different than the peoples republic of cali.  The 50-70k 4 units you may find may not be in the most desireable area to live in.  Make sure you get your concealed carry license....... Good luck :)

Karl you already know my numbers, But it would be 48k- minus any fix up needed, max.  But I won't spend 48k on a rental. Good luck on your purchase.

At those numbers 15yr barely breaks you even, at 25 yr less than 2k per month with no management fees or capx repairs.  I would not be willing to roll 800k to get less than 2k per month.  I buy rentals to make money, not to create a job/work.

How does depreciation deal with damage?  I have a company vehicle for my company. Once it is fully depreciated and you damage my car, I shouldn't sue you because it has been fully depreciated???

No anger here, Frustration can come from someone in CALI, giving a WI LL advice. Should we discuss next emissions testing between states too.  You are comparing apples to oranges in this situation.  And you cali residents may live in fear of your judicial system in the peoples republic of cali, but I can assure you, I have passed along carpet expenses to tenants.  I know your trying to help, but your giving wrong advice per WI state rules.

page 12.  Same thing I referenced in above post.  I fail to see how cigarette burns in carpeting is normal wear n tear, even over 6 years old.  

In Cali, I can move into your unit with 5 year old carpet, put stains, cig burns etc and you cant bill me for it cause its 6 years old ......hmmmmm
