that was my rule of thumb, offer it to tenants as your signing lease. I had mine installed about 1800-2k

Ive managed my own rentals for 10 years before handing them to a manager. Agreed on both points by @Scott Schultz and @Peter B., tenants can not be charged for normal wear and tear on carpet or standard carpet cleaning fee. I always offered upgrades on units, ones that single family tenants loved was central air installed at $100/ month. recoup in under 2 years...

^^^ correct Milwaukee is NOT in Michigan, but it might as well be detroit in regards to the crime. Google what is going on via crime statistics in Milwaukee. Numerous carjackings in nice areas, black panther groups are shaking down business owners for protection. I still follow podcasts that are coming from milwaukee area.

My WI PM and I were trying to run projections on a monthly maintenance budget.  We figured a good starting point was $25/unit over 40 units =$1000/month. This is on a stabilized portfolio with some deferred maintenance expected. My units tenants do lawn care/ snow/ yard clean up. His crew ranges from 20-50/ hr depending on the nature of the call.

Read page 3 of the wisconsin way.

For example a 28 or 14  day notice is required for certain other things, those are not counted as business days so neither would the 5 day. Its all in the same article under eviction.

house was 28x28 completely gutted. easy job for them. I figured it would be around 5k. Bill came in $3850, granted that was in 2011

Be careful because in Wisconsin I believe you have to pay for movers and the first month of storage. In lieu of paying for movers and storage, once you get the judgment of evictions, offer then $300 to move out within 10 days.

The cost of the movers and storage can be written off AND you can also file a suit against them for that, making them have TWO judgments!

WI has a hand book called the WI way. They recently changed the rules, allowing the landlord to determine if the garbage left behind has any value. The sheriff does a great job enforcing the Writ to make sure they are vacated. It saves the landlord the cost of moving n storage
