@Mark Allen, hey, you owned up! It's your fault. Great thing you found out about this now, or it would have gotten more out of hand. I'd recommend that you take the loss and look at it as lesson learned. As Landlords some of us don't make mistakes, some of us do, big or small, but, that's ok. It only makes the owner a better landlord, Thanks for the post.

@Ned Gorges, It's the neighbors responsibility, have them remove it. Talk with the neighbor about the situation and if they're willing to remove it or pay you for removal that's great. If two sides come to a mutual agreement that's a reasonable way to go, don't let it become a legal action.

@Max Briggs, As a landlord myself, It's great that you have many options to choose from. Everyone of these potential tenants has a story to tell, all of them aren't bad. I remind myself time and time again It's a business decision, not a personal decision. To be honest, as landlords, we don't really know what type of tenant they'll be until they become the tenant. As a word of advise, when the potential tenant(s) fill out the lease agreement, add addendums, to protect yourself and always follow through with them.

@Luke H. Finding a creditable tenant is what some of us Landlords focus on.But, sometimes credit don't really tell the whole story about the individual. That's why we do our due diligence, employment screening, past residential screening, etc.Talk with the applicant, be upfront with them, get to know the person(s). You'll be surprised by what comes out from that conversation. Sometimes itll be positive and also a dud! From there, that's another option that you can use to determine, if it's a go or to move on and wait for another.

@Courtney Hebert , Thank you for your post. First hand, you did the right thing, respectfully asking if they could move their vehicle. Here's my experience, I approached the individual(s), asked if they could move their vehicle, they never complied. So I took the next step, I called the police. Have a police talk with the individual(s), take the stress off you. It'll be reported and trust me, it works.

@Maciej Charyga , Umbrella coverage(s) for one or multi properties, to me, is the best way to go, I use it to cover my properties. It's great peace of mind to have it and the cost is affordable for the amount of coverage insurance companies provide .

@Jason Sand , first off, from one Landlord to another, I appreciate your post. If the tenant wanted to have another key, they would need to notify you first, but it's their responsibility to notify the postal service to get another key and they would need to pay for the key, not you. But, as you stated. If you have concrete proof that the tenant has or had other people living there at your property that are not part of the rental agreement, you should do your diligence and find out how much longer the tenant has on the lease.There are options that you can use, like, eviction process or not renewing the lease. It's also a good time to get the ball rolling, test the waters on finding a better tenant(s).
