@Jeffrey Douglas 21 Lessons for the 21st Century - Yuval Noah Harari (Also the author of Sapiens, another great book)

Anyway, this book talks about the technological developments that are coming FAST. When they come, what does it do to the way we live? It talks a lot about the growth of AI.

Honestly, the book made me excited for the future and opened my eyes to thoughts and issues that weren’t even on my radar, but should be.

@Will Kirkendoll I had a former partner that used to say, “The time to take the cake is when it is passed.” Take the rent.

@Meg K. Seems reasonable. Someone else commented about throwing in an extra $$$. I do that all the time. It gets my calls returned quickly the next time.

@Joseph Janarski Are there any other contingencies that you can utilize to exit the contract? Maybe your financing ‘fell apart’, which gives you another exit? In the case of a failed contingency, you probably get your EM back.

@Brian Orr I would argue that a bad seminar is a double negative. Not only are you out the money, but you are also learnIng real estate matters from someone who believes that their personal best chance at wealth is to peddle seminars. In my book, that is not real confidence inspiring. Read books, listen to the right podcasts, and talk to people.

Having a vacant unit is bad, but having a poor tenant is worse.  I try to chat people up when they look at a place.  Is their story consistent?  Is this someone that I would want as my neighbor?  Be wary of people that are desperate and have to find a place "right now."  There is a reason for that.  If you have a good unit, a good tenant will come.  Sometimes patience is key.
