I had a tenant die of natural causes in one of my places. I told the family to take their time getting his stuff out of the place. Never charged them a dime for the extra time and refunded the deposit. Slept like a baby for being decent with them during a tough time.

@Jason J. I’d put money on one of these four:

1) Unauthorized pet;

2) Unauthorized occupant;

3) Damage that she doesn’t want you to know about;

4) Illegal activity going on inside.

@Anthony Porembski I try to pay my contractors quickly. I want them to know that when they do work for me, they won’t have to wait on their money. It seems to make them take my calls a little quicker next time a project comes around. Also, I don’t try to nickel and dime them on the cost.

@Dennis M. I bought brown carpeting for a rental once. The salesman referred to it as ‘pre-stained.’ I still get a chuckle from that.

@Ryan Thomas Won’t the insurance company be asking about a police report? If you are worried about the neighbor paying for the damages, I’d do all that I could up front to document the nature and timing of the damages. Maybe it is wishful thinking, but if the adjoining property owner has to deal with an insurance claim, maybe that will be the incentive for him to get rid of the tenants.

@Stephanie Cederdahl I wouldn’t let the neighbors dictate what I did with my property. On the other hand, if that is their neighborhood, I would be sensitive to that and maybe work a little harder at finding a solid tenant. I’d also make sure that my place looked as good as the rest of the houses on the street.
