Ps - If youd like I can give you a free market analysis for your home you're renting.  It's quite possible the owner may just be testing the waters with you.  I'll let you know if they're asking too much.  Just might need a negotiator ;)

Of course we cant predict the future, but the Federal Reserve meets at the end of July...  were expecting a 1/2% interest rate reduction.... if that does in fact happen, that can make a drastic difference in both qualification and price range.

Waiting on a market to cool off is fools gold... get in where you can because these low rates will not last forever.

Just be sure you have a plan and dont be caught unable to afford them when a correction happens.  People will always need  place to rent and 75% of all the rental income can be used on top of your own to qualify for your next place.

Im also in Sacramento and Fresno.  We have a large following out here in the Valley.  Prices are still great in the eyes of Bay Area buyers.  I'm still seeing 5-7% cap rates on properties but they go quickly... you've got to be ready with your financing lined up if going that route.

Its possible you might find a title rep that may assist OR you can go down to the courthouse yourself to research the public records.  You'll be looking for liens and deeds of trust.

@ahmed sublaban Hi Ahmed, since you should have access to the local MLS, you should be able to click on the APN number if the party is active to retrieve the owners mailing address from the tax records. If its an off-market property, I would contact your favorite local Title Rep and provide them an area of interest and they can provide you all of the property owner mailing address on a spreadsheet... then you can simply narrow down the owners that are absentee to target. Hi Kevin,  I have a couple cash investors that flip there in Fresno who are also contractors and good guys.  Aside from the deals I have helped them obtain, I dont know their schedule but I am happy to pass along your information.

I also know a stand-up guy that is a roofer in town if you need someone of quality.

Sucks about the dry wood termites but it is what it is and you'll have a cert ready to go once you're ready to sell so you know thatll be ready.

I can recommend a good local lender for a straight refinance.  Local lender that's been in the Valley for 30 years or so.  They do everything in house.  If youd like the name of a loan officer there that I trust I'd be happy to recommend her.

As for a portfolio lender, I know a local broker that's a good guy and even though I haven't dont portfolio loans through him, I'm sure he can get it done for you.
