Waiting for it to drop is like throwing money out the window....  what if it was another 5-10 years?  If you're looking at rentals isnt your goal to hold for long term anyway?  Long term, have home values gone up or down?  History is your guide.  The real estate market is just like any other market... there will always be ups and downs... buying when you're young, you'll outlive any downturn and EVERY market is a landlord's market.  Rents will not go down when demand remains strong.  

Your generational wealth is built over the long term holdings of your assets and building upon that...  so why would you wait?

Good luck selling.  Posting a fixer is your best chance.  A good Realtor is what will get your home sold.  Cut rate gets you cut rate service.  Get what you pay for.  This only works in very specific situations.  It's never changed and never will.

Every market is different.  When we are in a strong sellers marketing we are in California, most deals will not go for much under the listing g price simply because there just arent enough to choose from.... all the investors and buyers are looking at the same properties.  You just need to decide if the issues with the property are within your wheelhouse or not.  Measure how many days on the market and if there have been any price reductions.  Sometimes sellers have to learn the hard way... if theres one you like and your offer gets rejected, come back to it later if it's over priced and re-evaluate.  Most listing agents price within a range of recently sold similar properties.  Most properties are still selling for 97%+ of asking price in the Central Valley.

They're building it north and south of Fresno.  I'm very hopeful the project will at least get partly completed.  Originally it was planned to connect LA and the Bay Area but funds have been restricted.

What I am hopeful for is that after the initial legs are completed, it will come back up for vote again to complete the rest of it. 

There are miles north and south that are very well underway.
