@Michael Hurley Jake, first off thanks for your service!  Much appreciated.

I'm a REALTOR®, investor and owner of a property manager.  Would love to help you out. There are a lot of good resources on this site.  Best of luck!  Hope we can connect.

@Miki S. There are not a ton of deals out there these days.  Foreclosures and short sales have dried up.  Best bet these days is to network and find deals that are coming on the market or other investors looking to get out of the market.

Dont be so anxious to find a deal that you get into something you regret!

Hey @Mychal Dotts and @Miki S. i got into RE investing and started with REIA meetings in Charlotte area. If you tap into the right folks it is a wealth of knowledge. Look for a mentor. Someone that has done what you want to do and is where you want to be. They can guide you through the ups and downs of investing. Mistakes in this field can be very expensive so learn from succesful investors as much as possible. Best of luck!

Radon is a naturally occurring gas that is typically easily re-mediated.  Dont find a lot of radon issues in Charlotte area, it is more prevalent in the mountains.  I rarely have buyers that get radon testing and it is typically low cost to get any kind of remediation done.  Some times its as easy as getting ventilation in a basement.  I wouldnt stress over doing it or not.

@Craig Herman I'm not a coffee drinker but i love investing.  I have buy and holds in Cabarrus County.  I'm also a REALTOR ® and the owner of my own property management company.  If you would like to meet I can give you a run down of Cabarrus County.  The rental market here is hot and looks to get hotter in '17.

Hey @Scott Ryne, I'm on the Kannapolis Planning & Zoning board and it was a number a consultant has presented to us. We are currently updating our long range UDO so we are working with outside consultants on needs. It is based on number of homes being built, new down town development and several other factors.

@Amy Prosser you can also check in with Metrolina Real Estate Investors Association.  They have a huge network all around Charlotte with several sub chapters in Concord, Mooresville and elsewhere.  My experience has been that those folks will be glad to help.  Thats where i got my start.
