Hey everyone, I'm a wholesaler here in Winston-Salem, NC. I previously did wholesaling in Atlanta, GA 2017-2019. My wife and I moved up here last year, as soon as the pandemic struck. That being said, I'm now licensed here in NC and I would like to continue wholesaling, so I need a broker who will allow me to assign contracts and perform double closings. I'm currently with eXp but they don't allow wholesaling (assignments at least), so I need a new brokerage that has more flexibility. Any active agents who are also wholesaling in the Triad? Hey everyone!

My wife is looking for a job, part time or full time, in the design/staging realm. She has a great eye for making spaces look fresh and well put together. I call her my “Joanna Gaines”!

She does not have any professional experience, but would love to learn from an expert and serve however she can. She wouldn’t even mind helping out a little for free just to get her foot in the door and see if she is truly cut out for it/prove herself.

Post: What to do if you can't find a buyer wholesaling?

Hey @Mason Schuster,

If you get a DEAL under contract, you will have buyers hunting you down to purchase. The trick is sorting through all these "buyers" to find a true CASH BUYER who will close on time and won't play games with you. Also, like @Drew Holland said, if you really can't get a buyer, then you most likely just don't have an actual deal, and you'll need to go back to the seller to renegotiate down.

As a more direct answer to your actual question: when you can't find a buyer to close on your deal, then you will terminate the contract you have with the seller. That is why you give yourself at least a few days of due diligence/inspection period; enough time to market the deal, but not so much time that the seller is screwed in any way at all if you drag it out and then cancel the deal.
