Hey Toby! I am an agent at an investment firm in Cobb, I work with cash investors putting off-market deals in front of them on the daily. If you're interested give me a call any time and we can talk more details! I wish you luck!

Like Scott just said^, find a good paying job and work your tail off. Preferably one you enjoy, but hey whatever it takes. As far as specific side hustles, while I was working on getting my real estate license I put out advertising signs for local builders. Not even sure how to describe it or what it's technically called, but you drive a route on the weekends and make a lot of money for little hours (I still do it actually). Laws and operations vary from state to state obviously, even county to county, and I'm not sure if Japan has anything like it 😜 but that's just my experience! Buckle down and do what it takes!

@Will Wiggins That's a good question, I'm not sure about live streaming. If I find out I'll let you know, otherwise here is the link to the page! It is both active and healthy, I attended the August meeting and the conference room was full! A majority of the group were also just getting started and looking for a place to learn and grow and connect with others. Would be a good fit for you, hope live streaming works, although you only get the knowledge through that avenue and you miss out on the networking. If you are in NC now, why not look into some groups/meetups up there? Give me a call any time!

Hey Quan, welcome to BP! Another good meetup is the BiggerPockets' North Georgia hosted by Jered Sturm, the last Thursday of every month. Maybe I'll see you there on the 28th!

Hey Whitney, we use Shafritz & Dean for a lot of our investment deals. Great local company, send me a message if you'd like me to put you in touch with the right people :)

Hey Kia, welcome to the family! Your "strategy" (aka common sense) of saving up capital is very smart, do whatever it takes to save as much as you can if you are serious about investing. Business mogul Gary Vaynerchuck talks constantly about "eating dirt" for a period of time so that you can reach your goals in the future. Whenever you need help getting started, don't hesitate to reach out, I have a strong connection with a hard money lender, and I personally sell investment properties in need of rehab. Again, welcome!
