Hi Olivia,

I was tagged in this post by Aussie Steve in the comments above. I run the Northshore Real Estate Investors Association. We meet each month in Covington and have been for 5+ years.Our meetups are free to attend and all are welcomed. We meet on the second Tuesday of each month at the WeStay Suites in Covington from 630-830PM and then head to Chimes from 845PM onward. Great time of networking and to learn with likeminded folks in a no sales pitch atmosphere. 

Feel free to find me on social media too. We post our events on FB around the first of the month. 


As far as the area goes, New Orleans is known for its duplexes but the Northshore is lacking in inventory. If you are dead set on that I would suggest one of two things, build from the ground up or be open to it either taking time for inventory to become available or that it may look different like an in-law suite or two houses on one lot.

Hi Christian, I was tagged above by Steve. You are more than welcome to join us at the Northshore REIA. We meet monthly in Covington and it is free to attend/open to the public. You can even check out our youtube channel where we have playlists on the topic of Creative Financing. Last month we interviewed a creative investor that has been doing this since 1975. This is how I have acquired the majority of my rentals on the Northshore, Southshore, and the MS Gulf Coast. Take heart. Getting started is hard and it takes time and effort but consistent effort headed in the right direction will help get you where you are going. Another key step is education and accountability. Congratulations Anthony on getting started! Welcome to the wild world of investing. Lots of great advice above. As Steve Keighery mentioned, I run the Northshore Real Estate Investors Association. You can find us on social media (FB, IG, Youtube). We meet 4x a month with the main meeting being in Covington on the 2nd Tuesday of each month. You're more than welcomed to join us with your wife. 

I highly suggest building out your plan on what you and your wife want whether it's flipping or rentals, etc. Once you get clear on where you want to go then you can get clear on the steps you need to take to get there. The money part, finding deals/criteria, building your team, etc will all be different with each strategy type. So this clarity on the direction of what y'all want to do will be beneficial. 

More than welcomed to join any of our meetups or watch our past events online. If I can help in anyway, I am more than happy to. I am an active investor that has done many types to strategies (flips, wholesales, rentals, etc) on many types of asset classes (low end single family, high end single family, mobile homes on land, mobile home parks, small multi-family, land small and large, etc).

Hey Forrest, I am a meetup host and active investor in New Orleans. I run the one on the Northshore (Covington) that Steve mentioned above. I want to connect you with a guy on my team who is 20 and owns three properties already. He started attending my local meetup at age 17. One big thing I am working on with him right now (he is very ambitious like you) is the learn how to buy without using banks or credit. IE  - OPM (Other People's Money) or creative financing. His name is Cole Frechou. Message me and I can send you his email so you can chat with him. One of the main ways he has started has been with House Hacking. I have done a good bit of deals in the NOLA area over the years. If I was just getting started, I would learn something called Master Leasing (or sometimes referred to as a Sandwich Lease) and build up cashflow with that. Once you have adequate reserves, then I'd recommend doing Master Lease Options where you could then buy as well. Don't always have to own to control the cashflow. Just some thoughts. Dave Tilney is one of my favorite speakers on the subject of Master Leasing. Just some thoughts here. I want to encourage you along in your journey. There is a triangle - top is money, bottom left is time, bottom right is knowledge. Whichever you find yourself lacking, learn to leverage the ones you have to compensate for what you don't. IE - if the money part is difficult, leverage your time and knowledge to overcome it. Hope this helps! Cheering you on! When you get in town, feel free to reach out. Happy to help however I can. I am finding similar issues in Louisiana. Tough underwriting, inspections post binding have been rough, multiple companies going bankrupt, and the prices are through the roof. Due to multiple issues stated above, my insurance lady (previous 20+ years in underwriting) has told me to buckle up for a few years of this before we see much changing. Making some adjustments as needed to make due with these hurdles.

Lots of insurers are struggling with the Gulf States. I am in Louisiana like Clint and Michael above. Bought a package of properties and they only inspected some on the exterior while others got inspected on the interior too. No rhyme or reason to it. Like Clint said, lots of nitpicking and threats to cancel. We bounced around to other carriers for the ones they were too tough on. The last few years have been tough Act of God wise and from what I have learned from my insurance lady, it will take a while to settle down with things so we are prepping for a few rough years underwriting and cost wise here in LA.
