What is this property for? Rental or a Flip?

$9000 you won't find any places that will finance it. The amount is too little.

Depending what you are using this for, then you might have more responses from other BPers.

Hi Brittany,

I am a bit confused, are you double closing or are you assigning it?

If you are double closing you aren't charging any fee. However, assignment will have a fee.

Maybe another BPer(s) can suggest an investor-friendly title company to work with.

As for the lockbox, the seller doesn't have to do what you want. You should have that you are allow to put a lockbox when you signed the Purchase of Agreement and find a local investor that you can work with and help you place the lockbox.

You can put property under contract without any EM.

Question: Is your asking price higher than the wholesaler's asking price?

You are better off doing a JV with the wholesaler and assign it to the end buyer.

You and the wholesaler split the assignment fee.

Hi @Rick L. ,

It's true, a LOC (line-of-credit) is very similar to a credit card, but instead you write checks to whatever you want. This of a credit card minus cash advance fee.

However, interest will be charge daily of the outstanding balance.

However, with Property's Equity would be more of a HELOC (home equity line of credit), not a Personal Line of Credit. Either way, as long as you are using it wisely, it can be very beneficial to you.

Asking about REI in a REI forum is like asking what's your thoughts on working out at a body fitness forum.

There are too many naysayers out there especially the one that are close to you.

It's obvious your father-in-law isn't educated in the field. Owning 2 properties isn't called Real Estate Investing. That's just call owning properties like how you own a car. No money making in his real estate.

Hi BPers,

I am doing wholesaling out of state and wanted to know for protection purposes;

Is emailing documents consider a proof of delivery?

If not, is faxing?

I understand I can use the more costly services such as FedEX, UPS, and USPS Certified Mail, but I am trying to avoid the unnecessary expenses if I can do it digitally.

For wholesalers doing deals out of State, what is your process?

It's a 2-unit property. The property is located out of State. St. Louis, MO.

I gave a screenshot of the public record. Doesn't say anything about the Deeds, just the "owner" information.
