Just starting out in Philly

Hey all, I'm Chance, a recent transplant to Philadelphia from Southern California. My wife and I bought our first home out here in Center City which turned me onto real estate, but quickly opened my eyes to the difference between an asset and a liability. I've been digesting as much info as I can about REI which is what brought me to BP. I love that its here and very much looking forward to jumping right in to all that there is to offer. I have no real experience, and though that is scary, I know that this is the future that I see for myself and my family. I am very much interested in single and multi-family cash flow properties, and also very intrigued by mobile homes. Wondering how much of a possibility that strategy is in the Philadelphia area? My credit is great and I have access to private money lenders, so I would like to use all that to my advantage. I'm not terribly computer savvy, so always looking for a great way to stay organized in my business. Eager for advice, guidance, and community. Thanks so much and glad to be here.
