Thank you all for your replies.  I supposed I was being a bit ambitious but also knew a property manager would probably be the easiest way to handle it.

So I'm thinking of purchasing a house out of state since my hometown market doesn't make much sense to purchase in.  Anyhow for those of you that manager your out of state properties yourself, I have a few questions as to how you all handle it. 

1. When you purchase the house who picks up the keys after closing?

2. Who does the tenant hand the keys over to when they move out?

3. Who shows the property for you when its vacant?  

I probably have many other questions but these are the ones that I cant seem to resolve at the moment.

Hello everyone, so quick question. I'm purchasing my grandma's house, 1st investment house, from my father and he purchased the house about 49 to 50 years ago. He's tired of keeping up with his rentals and selling them off to his kids. Anyhow since I'm paying cash and don't need to get a mortgage on it should I still go through a proper title company to get it the title switched over to my LLC? I know I could go through a Lawyer that does some local title companies docs and when I called I was told its about 500 plus the title search fee if I wanted one.

What route would you all go through?
