Well it depends on how serious you are... many deals are not deals at all b/c you run the risk of losing money as you go and the only smart investment is the one that pays for itself over an extended period of time. Right now I have a developer that will pay you 15-30K for each property that you purchase depending on the number of bedrooms that you purchase. Plus more! For example he will pay for your first year HOA and give you a 3% seller contribution towards your closing cost, etc...
