First Project Help - Have $20K to invest

Hello,

I'm just starting out in the real estate world. I'll be completing architecture next year and I want to eventually go into business in residential real estate development.

I'm curerently prepared to start my first project and I would like to know what is the best type of project to invest in as a beginner. I have $20K to invest.
