Hello,

Quick question. When you are purchasing a buy and hold property do you include your rehab costs to determine your cap rate?

Example:

Purchase Price:$125k

Rehab Costs: $30k

Would it need to rent for more than $1250 or $1550?

Hi Mark,

Foundation appears to be in great shape, preliminary search shows not outstanding liens, homeowner past away 4 yrs ago. Home has been vacant for 2 years. Not condemned.

Hi Nathan,

I have heard multiple opinions on the wholesaler commission and return rate. Still pretty new at this. What would you consider a good return rate and what would you prefer to pay a wholesaler?

Found a house in a great school district, beautiful neighborhood, great bones, in Kennesaw, GA. 

Almost the exact same house, just a few streets over, recently sold for $276k.

It has some drawbacks; evidence of rodent infestation, has been vacant for a few years, the place is trashed. 

But based on the numbers, I cannot understand why no one has picked it up. 

Any thoughts?

Hey Jaysen, 

Stil learning the ins-and-outs of BP. I thought this report was intended to show the max amount you would want to pay for a property if the ARV was $210k. If that was the case, a good price for the property is anything under the $177k. So if you were able to pick it up for $150k that would be a good deal, right?

Good morning,

I found a duplex in the West End of Atlanta, GA asking price $150k. ARV $210k. One unit is already rented at $850 a month. The home directly behind it appear to be abandon. I have access to funding and made an offer of $145k. The agent let me know they have a few other offers and asked that we come back with highest offer by Sunday. As a new investor, I'm not sure what to do.

I don't know if I am ready to be a landlord but I am eager to get my first deal done. 

Anyone have any suggestions?
