@Lamontay Garrett you are totally right. I will certainly have to come up with a system that works as lead come in. The great thing is I can answer a call anytime I want while working, unless I'm in a meeting or with a client. But I still need a solid system to handle leads in a timely fashion. Any recommendations are certainly welcome :)

@David Bokman I agree. There has been some very solid advice!

Fellow Pro-members, 

I am a wholesaler and part owner of a new wholesale company in Northern & Central New Jersey. I believe in excellence and professionalism in everything that I do, pertaining to business and life. For you as a buyer, rehabber, and fix and flipper who does business with those in the wholesale space, I would love to hear your feedback on the following:

  1. What do you look for from wholesalers in regards to professionalism, presentation, and communication?
    1. and/or
  2. Share a positive or negative experience that you've had with wholesalers that exhibits or takes away from professionalism. 

I respect your opinions, experience, & expertise and would love to take note so that I can better serve those that I will potentially do business with.

Hi Jon,

What a great thought provoking post. I'll keep mine very simple, yet challenging.

  • By the end of 2016, I will have completed my first wholesale deal (along with my business partner). I would like to shoot of 3. (A lot can happen in 2 months, right?)
  • Have a solidified wholesaling business brand in Northern & Central NJ
  • Have marketing and CRM systems in place to continue managing deals, prospective buyers, and sellers. 
  • Be one of the most professional wholesalers in the game.

There you have it. I think this is a great place for me to start.

Btw, what type of insurance do you specialize in? I ask because I'm in insurance as well.

We (my partner) are currently searching for properties single family (2-4 bed) and small multi family (2-4plex) in NJ. 

We are in the process of finding deals, but we also need to know the types of properties cash buyers want and where they'd like to purchase. There's two of us currently scouting these deals. Feel free to text me or give me a call as well.

@Michele Jackson Thank you so much for the input. This seems to make the most practical sense. And loved what you said about taking massive action. Sounds like the 10x Rule (Grant Cardone). I plan to do just that. I'm also working with another wholesaler as a partner.

@Brian Stephens I appreciate the advice. It's good to know that I'm not alone in this. I appreciate you sharing your strategy as well.

To answer your question about not investing in a buy and hold now, my plan was to build enough capital for a 20-25% downpayment on my first property (multi-family), hence the reason for wholesaling. And of course, a down payment in NJ is like a house payment in many other places!
