I have been sending out my mailers to probate leads in the area and I have received a few calls. What’s the best advice for handling calls where the caller is somewhat hostile?

I recently started sending out mail pieces to probate leads in search of a property to fix and flip and got a call from a lady whos mother had recently passed. The property to my surprise is a paid off town home that is way outside of my budget. What would be the course of action for this property? Would a wholesale be the best bet?

Andrew Postell now I'm curious, would you be open to let a new agent host your open house, even An agent that has expressed interest in establishing new leads by working these open houses for other agents? How would you choose such an agent? Would you consider paying the agent to work it for you if that agent was under contractual agreement to turn over all the leads The acquired while working the open house?

I want to know he ins and out of open houses!! Should I work my own open house?? What should I have available at the open house??? Should I put out signs??? Should I let another agent work it? Should I pay the agent to work it for me??? What's a good fee?? If I pay the agent do they bring me back the leads? How many open houses should I have over the course of a month?? PLEASE HELP!!!!

I sent the letter to the owner already but got no reply. I assumed it was in foreclosure already since the property was in pre foreclosure almost 4 months ago. Using the current remaining mortgage and aiming for a repair bill of at max 30K it has potential 15-40K profit. As of now I'm trying to get in contact with the bank representative to see what he has to say about the property

Ive recently located a property while driving for dollars that appeared to be and is vacant. After doing some research the latest information I found out about the property is that it was in pre foreclosure in November of 2015. I attained the remaining mortgage value on the house as well as the bank trustee that will handle the account i assume. After some "borderline" trespassing to get a more thorough inspection of the property I gathered that the home would need only minor cosmetic repairs, and the kitchen needs to be updated (the home was built in 2005). There is no date entailing if the property will go to auction, so my question the BP community is, Should i make an offer directly to the trustee for the remaining mortgage, is there any particular formula in which these banks (chase) operates???

When your calls from your bandit and direct mail start coming in, there's a couple of different scripts that most "gurus" will give you. My question at this point becomes, how would I rate the information as suspect, prospect, or "very hot lead"? What key words and or indicators are clues to insinuate that you are looking at a great deal?

I've made a list of roughly 100 absentee owners and I'm going to purchase the others from list source but I'm wondering what filters to apply to my list to generate the most solid leads as far as equity, years owned, mortgages, ect..... Any help offered would be greatly appreciated!!!!!
