Probate Lead Property Cost More Than We Can Actually buy

I recently started sending out mail pieces to probate leads in search of a property to fix and flip and got a call from a lady whos mother had recently passed. The property to my surprise is a paid off town home that is way outside of my budget. What would be the course of action for this property? Would a wholesale be the best bet?
