@Nathan G. How long is ERAP going to provide payments for the tenants? Her contract is due in May of this year and I’m not definitely going to have her renew it.

@Theresa Harris, yes she applied in October and I got a notice. I called ERAP and verified and asked for an update on her application but they said it is still in review. She communicates poorly to me and won’t even attempt to pay anything or makes all kinds of excuses.

@Matthew Irish-Jones yes that’s what the lady told me when I called about the status of my tenant’s application, that I can’t evict her coz I won’t get paid if I do that. So unfortunately, all I got to do is wait for now. Thank you for your input.

Hi there, newbie investor here based in Louisiana. We have a tenant who’s behind rent for three months now. She said she applied for Rental assistance program last October but until now they are still reviewing her application. She said her employer cut some of her working hours that’s why she doesn’t have funds to pay for rent of $1,300 a month. I told her we will start legal process by first week of January next year if we don’t received the rent payment this month . What should we do? Thank you in advance!

We are looking to buy our 5th property but we don’t have sufficient funds to use for closing fees. Our option is to use my Dad’s money, kind of make it as a gift for us but the lender we are working with said that funds from family is not allowed to use for investment. What are your thoughts?
