Financing options to buy property

Hi there, I just need to know you’alls opinion if home refinancing is better for us to finance our next real estate property since we are out of cash and not comfortable tapping money out in our retirement account or borrowing money through a private lender since interest rates are higher than a conventional loan. We are halfway in paying off the mortgage in our primary home (orig loan was 305k with 3.25% interest rates). Does it make sense to do refinancing at this time?
