Monique, have you looked into Home Path properties.  Not sure if you are going to home hack with the multi's and if you are you get first crack at the property if you will live in one of the units.  You can get into home path for 3 percent down and 10 percent for investor after owner occupied buyers get first crack at it.  Good

I'm surprised when you purchased it that the previous owner did not convey that to you.  

They can and they do.  Especially Lake Worth.  Hope you can get thru the inspection without getting violations.  Be there when the inspector comes and keep it friendly.  I speak from experience.  Once you are approved and have the license you are home free.  Good luck.

Nothing needs a permit except for the electrical if the wires and box are not installed in place.  If they are there you don't need a permit for them.  A good handyman can do 95% of the project.  If I were you I would provide the materials and have it on the job for installation to control the cost.  The pressure cleaning can be contracted out and it is very inexpensive.  I would leave that for last.  Get recommendations for a carpenter type handyman and he or she should be able to complete most of the job.  If you have a problem with the fans the electrician can do it in about 2 hours per fan.  Best wishes.

What is the scope of work you are planning to do to the property?  Is the property in Palm Beach Gardens?  Lots of questions to answer before I check with my contacts.  Best of luck on this property.

I've done one also and always looking for ways to make money.  Has to be the right fit of course and both partners need to have some skin in the game but win-win all the way.

Ben, just curious how you are marketing the home?  A suggestion for you is to check out 

snapflatfee.com which I always use to save money on realtor fees. It is very effective and saves at least half in realtor fees. It costs just 99.00 to list on the MLS and you chose what percentage to give buyers agents. I always list at 3 percent. You can also sell yourself and not pay any commission. Worth a look for you to check it out. I put the lockbox on the property myself and get the calls directly from the listing broker. Thank you for your service William and I agree we have to be very selective at this time if it doesn't cash flow.  I concentrate on flips because it is a sellers market and I do my own work which keeps me happy and eliminates a lot of competition.  I see you are a disabled vet glad you are being active and positive.  I'm a Navy vet and use our benefits whenever possible.  The market will change and we have to be ready to go when it does.  Semper Fi!
