I agree with Tim.  This is a simple repair and the correct cement is the vinyl concrete patcher which is high strength and fast setting.  Chip out all the loose cement and it will last for a long time.  Normal for cold weather and easy repair.  If you can't do it yourself the whole job can be done for 100.00 including the material.  If you go that route make sure they use the correct cement, you can't use regular mortar.

I agree Derek and what's the point actually.  We know something will happen and I for one won't lose any sleep over it.  I have always believed in the military strategy of adapt and overcome.  I will do what I can and be happy when I wake up in the morning.  Continuing my path of moving forward and doing the right thing.  Every minute of worry and we lose 60 seconds of happiness.   Have a great day!

Hey Tyler, I live in Lake Worth and it would depend on what is in the back unit.  If you have power and water it wouldn't be too bad.  Of course you will need to tie into the sewer pipe but with easy digging it can be tapped into.  I have done it more than once so it depends on what needs to be done.  You can do a shower and bathroom for under 5000.00  Prices are a bit steep now as I have been looking for my next flip.  Good hunting.

I will post updates when I implement this strategy.  Waiting on a closing on the 11th to pay my business cards down to maximize my score.  I think that is the best way to get the most from the program.  I will be monitoring this as well about the inquiries.

I wouldn't go to the homeowners assn. I would talk to the next door neighbor again. Introduce yourself and find a common ground before attacking. It is rude but there may be a good reason. I have been in HOA's and it won't end well because you are introducing a renter into the hood which they don't like anyway. Most people will be reasonable if you approach them as a friend rather than an opponent. Good luck.

Doesn't sound like a 10 k repair if the water is only leaking when shower is on.  I would venture to say that it is in the pipe above the valve.  Depending on how long its going on for further damage that occurred.  That being said it is close to the bone so depending on your market it could go either way.  Good luck.

Thanks for the response Donny.  I will check with them and see if that is workable.  If not I will try to find someone local.  Either way it seems like a great deal even if I spent the 3000 and got 50000 that would give me 47000 to work with and I'm sure I could make more than the 3000 with that much cash.  Then with two more rounds of funding it should bring more to the table.  I'm in south Florida.

Thanks for the input Bill.  I thought they send out the applications and it only counts as 1 inquiry.  Interested in it so far because the business cards I have do not report to my personal score.   Appreciate your reply.  I do like the idea that you can apply and do not have to do it if the numbers don't come in high enough.  I'm hoping for 100 k minimum.  Best to you and the business.
