It would be helpful to know your purchase price and type of tenants. 7&10yrs are available but it just depends. expect max LTV at 65-75%.

If there is a mixed use building then it's a commercial transaction. I seriously doubt that the grocery was being used in a resi zoned space. I could understand someone using a space like an office but is resi saying home based business blah blah blah but not a grocery. So I will assume you have a mixed use building. If there are no or some 1 yr leases instead month to month it depends on lender appetite. Your qualification may be an issue. What's the real problem?

Liquidity and credit must be up to par.  700 Credit and shoot for 8-9 months reserves. Then you have to consider exit. Is it for fix and flips or long term rental or hospitality?

There usually is bridge money for this but if you are willing to go full doc it might work.

It's vague you miss a lot of factors that influence a loan like this. Tenant profile, NOI, asking price, LTC and others mentioned by Wang.
