I do not pay any bills on the property for this very reason. The tenant gets too generous with usage.

Although, some landlords do pay sewage cause the bill is the same every month or other month.

Thank you. I’m in CA. I was concerned with it because someone mentioned I’d have to pay taxes upon inheriting the properties. I have no clue how that works so it made me nervous thinking upon death I have to pay said taxes.

Curious as to how inheritance tax works if I inherited multiple properties held in a trust. How is the tax calculated? Where can I read up on inheritance taxes and how real estate is handled within a living trust?

Good question. I’ve never seen the critters, just their numerous holes around the property and missing plants sometimes

If you mean moles the only way I have had any luck is to use a trap. The traps need to be tended to daily. You can use stuff to sprinkle on the lawn that will kill the grubs that they eat and then the moles will leave. But when you stop with the sprinkles the grubs come back and then so do the moles.

Has anyone had go for issues with their properties? I have this rental property that has numerous gopher holes and tenants have been unable to plant any flowers or trees into the ground because of the gopher problem. Please any recommendations you may have that would help eliminate this issue I’d appreciate.

3-day fix or quit. That’s it. You’ve already given them enough warning. Why let it continue to get out of hand and inconvenience the neighbor? Also, you already increased the fence height  that’s enough accommodation for a tenant who just moved in and hasn’t shown enough worthiness to keep spending more time and money. 

3-day fix or quit. Next warning is eviction.  Done deal.
