Well, I hated living in Dallas and love FTW in general. It all depends upon who you talk to. Are you flipping, wholesaling, buy and hold?

Richard Merckling read everything on BP and listen to the podcasts. The Real Estate Guys radio show is great. Rich Dad advisors have a ton of books on REI also. Find local REI groups on meetup or BP. Take experienced investors to lunch/coffee and get to know them. Ditto with other local professionals: insurance agents, brokers, etc. Then...take the plunge. Find a great deal and post it here, on CL, etc. This last point is the most important. Don't just be a hearer of the words, as it were. Be a DOER! You will succeed. Fail forward. :)

Still chuckling over this quote from Episode 37. I think it was Brandon. "If you're not embarrassed to make the offer, you're probably offering too much." That is a fantastic rule of thumb.

Hi y'all.  I've got a question for you.  Our CPA (whom we chose because he is also an investor) neglected to inform us about changes in tax deductions that are the result of Obamacare.  So...instead of getting money back this year as we had planned, we now owe money.  Is it too much to expect that we should've been told about these changes?  Isn't that essentially his job?

@Jay C. we are currently devouring everything BP we can get our hands on.  LOVE the podcast, books, etc.  The key thing in my mind is simply to find a moderately good deal and GET STARTED flipping (our next step).  It doesn't have to be a huge money maker.  Just something to get some experience.  :)
