@Brent Coombs I have to look at where my money is working the hardest for me.  If the same capital investment is going to CF $100 vs. $400/month, I'd be crazy to keep it in the $100 deal.  But, sure, yeah, $100 is better than nothing.  I just don't feel comfortable at that level of return.  It's not worth the hassle to me.

@Toyin Dawodu I should add that "$100 in cash flow" is absolutely ridiculous.  You should START at around $350-$400 (after property management) and that's not including your tax benefits.  Wow.  I can't believe anyone would consider that.

@Toyin Dawodu I am personally extremely interested in flipping or wholesaling.  BUT.  We have a buy and hold business right now.  When people say, "I'm not making money in rentals," they don't understand the numbers.  You have to get in at the right price, in the right market.  You don't get in if the numbers don't make sense.  Tax deductions are a HUGE part of the money-making and if you have a corporate job (like we do), it's a huge blessing to get some of those 3-4 months of your life back via deductions.  

There's a place for everything, really.  Consistent cash flow is allowing us to build a home.  We have a large padding of reserve in case anything major happens, though.  At this point, we are wanting to do what YOU do in order to buy more rentals.  It really can all work together.  But who knows, we may feel as you do someday....

@Mike McFadden, I am currently listening to Pitch Anything (a suggestion I found on this site).  It's a great book and might help you move into closing more deals.  I'm finding it very helpful.  

Beyond that, it does sound like more deals should be coming across your plate.  Diversifying might be a good way to go.  I've heard some wholesalers say that driving a five-block radius and getting to know it like the back of your hand is a good way to go as well.  I know that there was an entire chapter on this in this book:

@James Felder, the way I look at these situations is: where is my money producing the most value?  For me, I will take a dozen $80k houses that are cash flowing well to one larger one.  This might be a great opportunity for you to break new ground in larger units.  I say, let the numbers tell you what to do.

@Chris McDaniel it's good to know that our fears are not unfounded!  We go to church in Denton and party there when we get a chance away from the kids.  :)  

@Vonna Tindle buy and hold is buying and renting out properties for cash flow, equity, and tax deductions.
