The house just blends into the surrounding dirt. I’d paint the exterior for sure.

Hire a bookkeeper or Quickbooks ProAdvisor to set it up properly for you and go with Quickbooks.

I opted to skip the cheap stuff and go with a rigid LVP with a thicker wear layer (and lifetime warranty). Rigid floors don’t telegraph subfloor inconsistencies and installation was much easier than than the flopsy, flimsy stuff. I chose Mannington Adura @ $2.25/sq.ft.  Love!

Also, from your experience how many management firms handle their own bookkeeping vs. hiring out?  I'm sure the nightmare is the PM themselves doing bookkeeping to save the money.

Everything. That’s what it’s for...your full financials for taxes, investors, etc.

The only paint worse than Behr (their paint/primer combo isn’t as bad as their regular paint) is Glidden IMO. They’re like water when you brush them on. I vote for Sherwin Williams as well, even if it’s the Lowe’s version.

I’m leaving Cozy (with its cumbersome interface) in favor of TenantCloud. I like the app, messaging capabilities, ability to edit the rental questionnaire, send lease and other docs out for esignature etc.
