I did Mannington Adura plank in an apartment remodel recently. Love it. $2.29/sq.ft. rigid with underlayment attached. So much better than comparable product at Home Cheapo & with a superior wear layer & warranty. Everyone that sees it oohs and aahs.  Really elevated the look of the unit. 

We TRIED to mark and scar it up (as a test) and couldn’t.  We installed it and as newbies to the product, made some minor errors.  Truth is, you can’t tell.  Looks fantastic.  Will be using it again for sure.

I agree with what Richard said re set up but not about hiring anyone from Mumbai. I think you’d be better served by having a qualified bookkeeper in the U.S. who understands our income tax system.

I have been doing a lot of researching and and weighing out the pros/cons of each.  I am leaning towards buying the property and taking a loan out after the fact.  I am to far into the process to apply for a loan at this point.

Am I missing something here? I didn’t think you could CHOOSE not to take Section 8. You are required to if the candidate meets all your other screening criteria.

I think what you're doing is ok but, as a bookkeeper, would prefer to see each LLC have its own credit card. It's just cleaner. If nothing else, make sure the LLC actually reimburses you for those expenses on your personal card, not just booking the expense.

You can link multiple cards to the same rewards program or even transfer rewards to a single account  so you can still separate everything and still get/use the miles  

As for the new purchase, once you get approved for the mortgage, go ahead and apply for the new credit card. There’s a delay between approval and closing. Go ahead and use it to your advantage.

Pretty sure most landlord policies don’t cover discrimination claims. Payouts on those can be large. Consider additional coverage for that or forming a management company that doesn’t own anything.
