@Kevin Huang I moved into a house with a gas stove after having always used electric. Almost 6 years later I STILL get nervous if it doesn't work 100% perfectly. Like someone else suggested, I would schedule a time with them to have them show you the problem themselves. Listen to their concerns. If you know what they're doing wrong then demonstrate the stove yourself or you will see what the problem is. There's zero need to turn this into a power struggle.

What CRM do you use? I definitely want to keep better contact and have a way to run reports if possible.

Hi Zack, I am very new to the real estate world so take my opinion with a grain of salt however, I would suggest finding a local real estate investing group which I know can be difficult in Covid times. That is what I did and there are a few people who are willing to help for part of the deal. Does not need to be a permanent thing and part of a deal is better than no deal, especially considering the experience gained! As for finding a title company, if you aren't able to go to a REI meeting to ask there, try searching for title companies in your area and then call them to ask if they work with wholesalers. I hope I don't come across as the blind leading the blind so any pros feel free to correct me! If you follow that advice let me know how it goes!

I am on my way with the Deal Machine app in hand to go do some driving for dollars. I have a list from Deal Machine but want to add some more. Planning on doing some cold calling tonight after skip tracing. Wish me luck! Also, what are your KPI's you use for driving time, number of properties added, etc? I am looking for more ways to keep myself accountable!

Will Stewart, I'll let you know if I find anything! Tyler, that sounds fair. Do you only put properties under contract that you would want to potentially take on in your portfolio? Or do you have a plan for if you end up with one you're not too keen on?
