Wholesaling in Maine, Share Your Expertise!

Hi everyone!

I have been researching and researching, consuming every bit of info I can about wholesaling but it's time to really dive in! I am anxious to do my first deal and start gaining my own real world experience! I've done a meet up in Maine with other investors so far, and did some driving looking for distressed properties today. Now I'm in the process of trying to find owners and send them a mailing. I've also been looking at HUD properties online but don't know if I should necessarily start with this avenue. I'm nervous on the following steps after though. My plan (assuming I am contacted and can go ahead for any property) is to contact some contractors (planning to use Andresa Guidelli's method of finding them) and get 2-3 bids for a range in what a rehab would cost, find comps, follow the formula of finding a max offer (ARV x .70 - Repairs - Wholesale Fee) and possibly do a double closing with a local title company. Any advice on you could give me would be well appreciated!
