In Oregon most property management companies, mine included, only accept 2 months in advance. For a lot of reasons, if we have to evict due to other causes, accounting purposes, and of course it's always a bit odd and sends a red flag for us when people offer that.

I think this depends on what state you are in, if it's commercial or residential. In Oregon realtors a lot of times negotiate commercial leases and do get a commission on them, but that is through our MLS system. Typically in Oregon though there aren't realtors looking for a commission on a residential property that is for lease. They may tell their client about it but it may be different where you are at.

Well there is always that possibility. You could hang your license with a small company that charges you very little and then do what I did when I started out. I nerded out on the tools that were available to me. I joined social media groups and watched what they discussed, I found sites like this and got involved in the discussions and then just keep going. The thing is that real estate is never going to be the same from deal to deal. You just need to keep focused on what your goals and passions are.

What state are you in Drew? I own a brokerage in Oregon and we actually have 2 brokers that are pretty inactive, maybe a deal or two a year, they pay their own expenses such as business cards and MLS dues and we are happy to have them and help them when needed. Maybe interview a few smaller brokerages?

I think that depends a lot of the state laws. In Oregon, even though you are licensed and can conduct your own sales since your license is hung with a managing broker (Oregon term) they have to review all documents for all their agents within 7 days. Here in Oregon we are all Brokers and then there is the Principal Broker who has to review everything we do as brokers in the office.

You would want to make sure that their rent payments actually gain you a profit and that there isn't any penalty for selling in a few years. The hard part is do you sell it to them at market value? And if so what happens if the market crashes and you lose that money. If you set a price now what happens if the market takes off and you could have made more?

I would simply present the offer to have a new lease drawn up. There are benefits to both you and your tenant to have a fixed lease. Most tenants from my experience in property management prefer a lease rather than month to month as it offers them security of a home for that term.

Lou,

I am partial to my area because it is home...however we have so many investment opportunities here and even when the market slows most of our investors stick around. I live in Central Oregon, we have breweries everywhere, close to skiing and tons of lakes so there is an ever rotating cycle of tourists to keep our economy booming.
