Bryan, you are very upbeat about the future - which is a good thing. I have to wonder tho' if part of the reason might be that you are located in Texas, which is doing very well through the downturn? Is the mood there perhaps a little more positive than in other places? (I wonder if Detroitians would be so positive?? :) )

But seriously, I would agree with many of Andrew's observations: from an outsider, it doesn't look great. Whether the Fed *can* do anything to turn things around is less the issue than *will* they? Global economists are also much less enthusiastic about the Quantitative Easing and its projected benefits. Indeed, if the first 2 trillion dollars were so beneficial, why did the economy look like it was going to head south again, and so need a further 600 billion?

(and yes, I am buying up precious metals :) ).

As an aside, I so had to laugh at..

In Australia, our minimum wage is around $17/hour, plus payroll taxes and compulsory employer superannuation contributions of 9%... and has been for a long time. All through our last recession :)

Yeah, Kiyosaki doesn't claim to know any secrets. And I would dispute your "wrong advice/bad advice/dangerous advice/no good advice" claim ... specially as he says all the same things you said :D ... speak to professional bankers, RE agents, lawyers (so either you are a dodgy guru too, or he isn't as bad as you suggest :D). I didn't need a mentor to buy property - I needed a contact to help me into the market. They did that very well. And I have checked, double checked and triple checked what I am doing, Kiyosaki isn't to blame for any of my choices - I make my own choices.

And .... given the money he has made, he is obviously doing something right. No one, certainly not he, would suggest he is a guru or close to perfect in his decisions. In fact, it is knowing about his mistakes that makes for interesting learning.

Out of interest - have you read many of his books?

I wonder if you would give me an opinion - do you think that most of these methods work for investors interested in large multifamily complexes, or are they really mostly for single family dwellings? I can see how many (eg Craigslist) would work well for the latter, but I am a little unsure about the former.

It is pretty hard to really identify this, as true "giving" implies keeping no account of the gift - which means that if anything good happens in return, you can 'sort of' attribute it to the giving, but as that is not really the point, it is usually not done.

I believe that I have benefited from giving, but the benefits don't directly relate to the gift.

Yes, the rules are different there - much more in favour of those who take action ;)

Two things led me to the areas I have chosen - my coach (American) made suggestions as to areas and cities to consider, and another Australian I know who I respect as a successful investor here made comments regarding the markets. However, what I can see is that you can pretty much pick any area you like, and you will find deals. I was getting all caught up, wanting to find the "safest", "highest opportunity", "lowest unemployment", and so on and so on ad infinitum ... my coach said "just start here... and look elsewhere if you don't find what you want". It stopped me getting analysis paralysis, and got me moving.

As for investors - you can get around the "foreign investor" thing a bit by setting up the right structure. PM me if you want the name of a reputable attorney there.

Hi all,

As mentioned above, I am based in Brisbane, Australia, but am striking out in the USA - the deals are just too good :)

I have been in business for 10 years (business consulting, web design, online publishing), but have decided that real estate is how I want to build my wealth, so am here to learn :) I have just done some coaching with the Kiyosaki team, which has introduced me basically to USA RE, now for the real lessons!

I am really interested in large-ish apartment complexes, 100+ units, B or C class properties in blue collar neighborhoods. Being so far away, and so new to the US market I might leave the serious rehabbers for now, but maybe down the track. I have always liked the idea of rehabbing and/or developing from scratch :) But I will leave that headache for another day :)

So far I have thoroughly researched Charlotte, NC, and am keen to find some properties there; I have also looked at Austin and Houston, TX, and like the look of that market too.

My big task at the moment is building a buyers list :)... fun and games! :)

:) Hi guys, yeah my first post here. But I am an active forum user, so not my first forum... and so the "dragging up the old post" is a common mistake, as I read through all the old posts. I thought it was funny to read this, given that I am sure I will do it in the near future here :D
