Hello all!

What is the best way to find the real market value of a property if you do not have access to the mls? Any websites that are actually accurate? Thanks!

Hi Will, thanks for the advice! When you say splitting one fee, I'm assuming you mean to do a Joint Venture with the wholesaler who has the property under contract? Meaning they would get paid at settlement and then pay me? Or the settlement co would cut us each a check, say 50% to wholesaler, 50% to me? I want to make sure I'm doing everything on the up and up.

Regardless, I hear what your saying. I just did my first direct mail campaign here in my home town and really haven't hit Brooklyn yet. Figured I'd see if someone out there had something that could work. But I know short cutting really won't get my far and I realize I'll have to really do my own targeted marketing.

Thanks Nixon. I actually joined a local club here in central PA and went to one meeting. It was "buy and hold night" so I was asleep in the back of class! Lol

Yeah, I called a title co a few days back and it seemed they weren't too knowledgeable in wholesaling. But I will follow up with some contacts I've made thus far to see who they use on a reg basis.

I've been in contact with a cash buyer in NYC. He's looking for deals in Brooklyn. Please message me if you have something good! 

If you've read any of my other threads, you'll know that I' pretty new at this. This investor has promised me a nice fee for bringing him a deal that closes, but maybe it would be best if you and I did a joint venture as I've never worked a deal with this buyer. He seems trustworthy, buy you never know I guess? :)

That's one thing that has me confused. Obviously wholesaling is a widely used strategy. So how is it that a title company will refuse to do a wholesaling transaction? Is it their lack of knowledge? Do they really not know about wholesaling or are there severe risks that they don't even want to facilitate the transaction?
