Husband and wife team, Kristy and Brady McDonald started BK Real Estate Investing in 2014 when they realized the wealth and freedom that real estate investing can bring.

By mid-2018, they’d purchased and renovated over 75 properties. WING LI - INVESTMENT TACTICS FOR PRE-CONSTRUCTION CONDOS

Is Windsor on track to be a thriving condo city? Are condos a viable investment strategy? What factors do we need to consider? Wing Li is a wealth of knowledge in real estate investing, with a wide range of experience investing, globally.

Wing On Li, currently Chief Executive Officer & Director of Eastside Horizons Inc, is a seasoned investor in real estate in Asia Pacific region. Trained as a journalist in Hong Kong and the US with 15-years' experience in communications & media productions, Li has a gifted talent in research and marketing. His career switch happened 27 years ago when the Communist government in China first allowed their people to own their own homes as private properties.

In 1992, Li published books and weekly journals on China real estate. Then he started providing consultancy services to international developers on marketing and sales of their Chinese properties to Asian buyers. In 5 years, he has earned enough money to buy 7 prime office and residential properties in Beijing, Shanghai, and Guangzhou. By 2006, at the age of 50, Li has ample recurrent income and bank savings to migrate to Canada for retirement.

Since retiring in Canada, Li remains restless once he sees opportunities in the North American real estate markets. Over the past 10 years, exploiting the twists and turns of the markets, Li bought and sold 10 properties in Toronto, Windsor, and West Palm Beach, Florida.

Li and his family members started investing in Windsor from 2014 and gobbled up 13 investment properties (now valued over $2 million) for rental income and capital appreciation. Incidentally, in 2018, Li and his nephew Jason ran into a 3.4-acre lot zoned for a condo development. Knowing it is a rare find at a good price, they decided to change their role from a passive investor to an aggressive developer. Their first project -- the 180-unit Eastside Horizons on Banwell Road -- is the largest condo development in Windsor since 2005.

As of now, there is no limit for number of bedrooms, and landlords do not require a license as in other cities. This makes it easier to get a property with a higher number of bedrooms and greater cash flow.

As Scott mentioned, there are still some tenants paying low rents (generally for properties that have not been well maintained and are in poor condition). Investors now are buying these properties, renovating them, and increasing the rent to at least $500 per room in most cases. This means that the standards are increasing for student rentals. 

Also, one thing to keep in mind is that the student rental market is comparable across cities more than the family rental market. This is because students move from different cities for school, so the amount they are willing to pay for a room won't vary too much from city to city (whereas the family rental market depends largely on the local economy and average incomes). 

This means that the rent to purchase price ratio can be quite a bit higher for student rentals in Windsor as compared to other cities.

Thanks for sharing, Scott! There is definitely a shortage of supply of good quality student rentals in Windsor! And it's a great opportunity to get into student rentals near the new downtown campus before everyone else catches on!
