Most bird dogs get around $500 to $1000 per deal that close and know who you are providing leads to because you could get screwed out of your bird dog fee.

I think once an investor mess up on paperwork, and the title company says a sign on the dotted line you are responsible for any errors when it is recorded and then if something goes wrong the investor will say where is a realtor, I need help and the title clerk will say all the investors put the realtors on a south bound greyhound.

When you get ready to dive in buy 1st non performing notes and forget about 2nds you can lose all your money when the 1st foreclose.

You can also check with a process server or paralegal. They are cheap.

I guess everyone is happy they have a home in HOA. There is a way to beat the HOA crooks is dig up dirt on each member and take it to the news media.

Here in Dallas, a lot of realtors don't like showing proprieties to investors because they don't like to provide a bank statement they have funds to close.
