I understand you guys say dont pay utilites but there is blue collar workers out there that get contracted out of state and their companies pay for their stay therefore they dont mind paying above rent market value. This is even worth more than doing AIRBNB less turnaround and higher profits. 

How do you guys keep your utilities cost down ?
Do you just write in the lease agreement tenant to keep AC unit at a certain temperature ?
Do you use solar panels ?
Smart electronics like NEST etc?
I am trying to find out how to keep my tenants from running up the electricity and water bill

Hello Everyone,

I wanted to see what were you guys using to market to sellers between RVMS' & SMS's I am looking to target pre-foreclosures and see if they need any of our services. I know everyone targets them but I want to offer them solutions. What are you guys using right now RVMs or SMS's ? What works best in your opinion ? What service provider are you using (There is so many !)

The land is in a shape of a triangle I will attach image below and it is a total of 124,502sqft

The issue there is power lines running on it towards the south part of the land (See images) 

With that said I am trying to figure out what I can do on this land I was thinking limited restaurants like rent it out to food trucks maybe 8-10 food trucks but the city is still going through the process of approving that. It should be finalized here in the next year, why leasing ladn out to food trucks? Because all I would have to do is pave a square on it for the food trucks, low maintenance with good cashflow.

Would you guys recommend any other ideas ? Below is the link that tells you all you can build on it section
