HouseHacking is the best way to get started if you don't own a house yet.

What you choose depend of your skills. If you are handy doing a flip is a great way to get started.

To say is now a good time, do you know how many people said that I was crazy to buy when I bought my first deal just over a decade ago. Someone on here said that it is always a good time. Others might say it is never a good time. 

Each opportunity needs to be independently review based on current data. If you are buying a rental make sure that it cashflow. If you are doing a flip make sure you have a comfortable spread between purchase and ARV minus repairs.

 Thanks for sharing. House Hacking is one of the safer ways to get into real estate. You need a place to live anyway. I would find a realtor who specializes in Multifamilies and start looking at properties. It is free to look. 
Over analyzing can be a headache. Also talk to a lender. See what you can afford and lower that number to something that you are comfortable with. 
Taking action daily or weekly will be the only way to get through this.
Some people will never lose that fear but knowledge can help you deal with it.

We actually have a local Women's investor group that one of my friends started.
You could possibly start one in your area.
We did a podcast with one woman who struggled to get that first deal done but finished it no matter what.

 I’d love to learn more about this. I feel like it’s a bit different as a woman. I’m going to start looking for more connections on this website as well. 


Our local group is just an offshoot of the REIA. Officially a separate group but many women attend both.
I also sent you a PM with more details about that podcast that I mentioned.

Completely agree, im well knowledged with renovating and would be very helpful with keeping costs down, maximizing profits. Connecting with cash investors is a priority at the moment and is the main reason for my stagnation. That would be greatly appreciated if you have locals that would be looking to financially invest locally around the Chicago suburbs.

I would never want and exchage to be 1 way, is there anything I could do that you would benefit from?

I have been looking for local groups but haven't had too much luck.

Are you finding many deals in Boston? I have a number of properties in Providence but Worcester and Fall River have skyrocketed in my eyes.

I'm eager to start and have been tempted to start for so long. My W-2 paycheck is constant but with a ceiling and real estate investing is not as secure in terms of getting paid on a routine basis but the ceiling is endless. I would join a local REIA.
I have friends in IL. Some are landlords, some are not. Flipping is a great idea.
It sounds like you need a partner who has some money but less time than you.

 With a background in Accounting and Finance you should do fine. Most Accountants are a little too conservative but one of our CPAs locally is a house flipper as well. Good Luck.
