 I agree, even if you bought then resold it, the resale value will be higher since there are 2 dwellings on the property instead of one.

Hi, I have a friend who has a family who is about to lose their home. And I'm doing my best to help her out, she is disabled and is in the process of going through a bad divorce.  

She is doing everything she can to save the house, she owes the bank $5000 due next month, which I can't see her making it. 

Her husband who has moved out has trashed the whole house before he left, he has broken all the windows and punched holes in the walls because of the kind of person he is. 


To make a long story short, I am trying to help her sell the house for whatever she owes the bank, maybe even with some moving money to help her get a new house. However, her husbands name is still on the papers. Is there anyway to sell the home without his signature? Can the papers be redone? 

I'm not looking to make a profit on this, i'm trying to help someone in need.

Yes you guys are completely right, I didn't think about that until after I posted. But lets say you got the deal elsewhere, then it would be worth it. 

I like the idea of doing less work in shorter time frames

As I was browsing the MLS looking for deals it suddenly came to me, and this bight light bulb started shining inside my head with this amazing idea.

 Instead of buying ugly houses that need tens of thousands of dollars to fix up, why not buy a decent looking house that only needs maybe a few thousand to fix up and make a slightly smaller profit within a shorter time span? 

Like I'm looking at a property right now that has a beautiful inside, nothing needs to be done to it and the asking price is 100,000 dollars. But, the outside has a cheap vinyl siding layout. I was thinking if all I did to that house was add some expensive looking stucco on the outside and made it look more modern, I could probably sell it for thousands more and probably do it within a week. 

Why should I have to make flipping a house a major task? I could just do a few things to a decent house and be done with it. 

Am I wrong? Is there anyone out there that is already doing this already?

work on your credit. You can also get a hard money loan easier but you will be paying more interest.

Thanks for the responses. I think my plan right now if I buy it is to have a pressure washer blast it off, and then repaint over it so it doesn't chip anymore, and then put vinyl siding over that. 

But I am going to check the regulations and see what they say. But does anyone know if this means the inside of the house has lead based paint? or is it just the outside?

There is a property that I am interested in, that was built in the 50s. The MLS is telling me that it probably has lead based paint.

First of all, does this mean the interior and exterior has lead paint? 

What's the best way to go about doing this? Can I put vinyl siding over the lead paint? Can I paint over lead paint? 

I want to do this the right way so the homeowners have no problems with it in the future. Any help is appreciated, thanks

Thanks guys, I'm not looking to rent it out, I'm looking to flip it. I was looking at other properties in the area that sold and only have 1 bathroom. I'm thinking a lot of these families with 1 child might be ok. Decisions decisions!

I need some help. 

I am thinking about buying a property with 3 beds and 1 bath. 1 bath to me just doesn't seem very attractive to a family. Or maybe I'm wrong? I noticed the area the house is in has a lot of 1 bathroom houses with around 3 bedrooms. Is this going to be an issue? 

I just know if I had a family I would want the kids to have their own bathroom, but is this passable? And if not, how hard would it be to make another bathroom? Maybe I could turn a bedroom into a huge bathroom? Any help is appreciated thanks
