Thanks everyone for the helpful advice. To those of you who actually flip them, do you use high quality materials? Like do you use better quality cabinets or like real tile instead of that vinyl tile that they use on mobile homes? 

Keeya, that was excellent info, but the thing about parks is most of them, around here anyway, will charge a monthly lot fee. Usually around 300 dollars. To me it would be hard to sell something to own if you also had to pay an extra 300 a month for something that doesn't even have a foundation. Maybe I'm wrong, but to me it doesn't seem like a good investment.

Now if it was an actual lot and they were buying the home and the lot to go with it then yes, I could see potential profit. Or maybe if you owned a lot and paid someone to transport the home to that lot, then that would also be good. I think it cost around 2000 to transport and put the home on bricks.

Thanks Chris, is there a way to gain credit or reputation if you use a lender you already know? Like a friend or family? It's a relief to know there is still a chance even with high interest rates.

But does anyone here rehab mobile homes? Because I happen to live near an area that has a lot of mobile homes. And although I would never put anything too fancy in them, but I think it would be a good small way to learn the bigger picture of flipping houses.

Is it possible to find lenders with bad credit? And lets say I find one, is it then possible to gain some reputation for more lending deals?
