@Irwin Dominguez I'd recommend the BRRR approach on a MF property in San Diego. The market is slowly starting to calm down so your returns could be solid if you're working with someone that helps you find a MF property with value add opportunity. Let me know if I can help with anything.

@Karim E. The price of MF's in San Diego vary drastically on location and property condition. Typically you'll find there's no cash flow upon acquiring a MF property since rents are below market. Sometimes you can raise rents immediately without doing rehab work simply because that's how high rents are in San Diego. You can raise rents even more by repositioning the property (i.e. rehab work, improving property management, etc.) assuming your property is in a location that will command increased rents. @Oleg Serdyuk I agree with @Dan H. that the BRRR method is a great option considering your current situation. Expensive housing market in San Diego also means a great landlord market allowing the opportunity to raise rents on properties with value add opportunities. It's a great way to lock in a 30 year loan at historically low rates, take advantage of tax benefits and save money by self-managing your property. Let me know if I can help with anything. Cheers.

@Karim E. No question San Diego is a high priced real estate market but there's still deals out there. A high priced market like San Diego also means that rents are very high. So if you find a property with value add opportunity, you can invest in your own back yard which is huge for your first deal since you can self-manage and save even more money. If you're looking to go the buy and hold route, you could pursue the BRRR strategy in San Diego. Let me know if I can help with anything!

@Kris Hamilton In addition to a book keeper, Quickbooks is a great source for you to keep your financials in order. But, if money is not an issue, a book keeper is a great way to delegate and focus on the big picture. What kind of investments are you pursuing (SFR, MF, etc.)?
